Market Update - A Local Perspective

 

New Castle County, DE

New Castle County experienced a 24.6% decrease in the number of sold homes for the ninth month of 2023 compared to 2022, and a 4.1% increase in the median sales price from $320,000 to $333,000. The number of homes that went under contract in the 9th month of 2023 decreased 23.9% from 2022.

 

Kent County, DE

For the 9th month of 2023, Kent County experienced a 17.9% decrease in the number of sold homes compared to 2022, and a 3.3% increase in the median sales price from $305,000 to $315,000. The number of homes that went under contract in the ninth month of 2023 decreased 18.1% from 2022.

 

Sussex County, DE

For the ninth month of 2023, Sussex County experienced a 15.6% decrease in the number of sold homes compared to 2022, and a 5.7% increase in the median sales price from $425,725 to to $450,000. The number of homes that went under contract in the 9th month of 2023 decreased 10.3% from 2022.

 

Southern Chester County, PA

Southern Chester County experienced a 19.6% decrease in the number of sold homes for the ninth month of 2023 compared to 2022, and a 2.8% increase in the median sales price from $515,725 to $530,000. The number of homes that went under contract in the 9th month of 2023 decreased 17.0% from 2022.

 

Cecil County, MD

For the 9th month of 2023, Cecil County experienced a 31.8% decrease in the number of sold homes compared to 2022, and an 8.9% increase in the median sales price from $307,500 to $335,000. The number of homes that went under contract in the ninth month of 2023 decreased 27.5% from 2022.
